We build custom homes using our engineered prefab system to design and build design-led homes across Canada and the USA. Designed with intention, manufactured off-site, and assembled with precision.
We believe prefab should elevate architecture, not limit it.
We share what's happening on our active builds, what's shifting in the construction industry, things future buyers should know, and the occasional industry insight you won't find in a press release.
We're glad you're here.
$ per square foot: a clean number with a messy truth.
Cost per square foot sounds like a clean, comparable metric. The reality is that it's a composite of dozens of variables, many of which can't be known until you're deep into the design process.
Any builder who gives you a $/sqft number upfront, without knowing your lot, climate zone, local construction market, or the engineering requirements for your region, is either guessing, or trying to get you through the door.
We're not interested in that approach. We believe in starting our client relationships off on the right foot. We believe that it's better to say "we don't know that yet" than to make promises we can't keep just to close the deal.
The Blend Home Kit
What's included: Blend's structural system (wall and roof SIPs, glulam beams, steel connection brackets), window and door allowance, exterior envelope, design, planning and engineering, and assembly manager travel.
What's not included: foundation and site prep, on-site construction (interior framing, fixtures, finishing, etc.), permits and consultant fees, shipping and assembly, and on-site finishing.
Where it gets messy, these are the costs that are defined by your unique project.
Design choices
During design and planning, you're directing your floor plan, elevations, site placement, and the features that make the home yours. Additional windows, accordion doors, a deck, garage, basement, outdoor shower, breezeway, the difference between a shed roof and a gable, the size of your overhangs, whether you want an outdoor living connection to the inside.
We offer three finishing packages, each with full material specs so you can see real costs on that scope early in the process. These options are all part of what makes Blend different from your average modular home company.
On-site construction
This covers everything that happens on your land: foundation and site prep, assembly, interior framing, plumbing, electrical, and all the labour and coordination that goes into finishing the home. It also includes the fixtures, finishes, and materials outside of our kit scope. These costs are priced by local contractors in your local market, and they vary based on where you're building, how busy that market is, and any other challenges your site presents.
Local requirements
Where you build determines what your home has to handle. Fire risk, wind loads, heavy snow, seismic zone, hurricane exposure, wetlands, etc. These aren't just design considerations, they drive real cost decisions. They affect your SIP panel depth, load requirements, and mechanical systems like heating, cooling, moisture management, and sprinklers. Regional permitting also ties into this: it controls which consultants are required, what systems must be installed, and how involved the engineering process becomes.
Sharing a $ per sqft that sounds good before we know enough to back it up isn't a useful or honest metric.
Our kit price gives you a real foundation to budget from.
As we move through design together, the variables get defined early, not discovered when it's too late.
